Mr. Sergei Melnikov of Alfranko Development Sdn Bhd
Dato' Sergei Melnikov was originally a Russian who received his early education in Russia, China and later in the United Kingdom and the USA. He holds a Master Degree in International Law from Ren Ming University of China. At first, he started working in China and continues his job in real estate in Malaysia 5 years ago. His skills and exposure in international trade and knowledge of languages led him into a successful career in finance with international corporations. Before joining Alfranko Development, Dato' Sergei Melnikov has joined JSHR Investment Co Ltd as the Vice President, EuroAsia Import and Export Co. Ltd., Byford London (Ellite Style Moll Co. Ltd.) and Ellite Style Moll Co. Ltd. as the Director (Russian Department).

Alfranko Development Sdn Bhd is a subsidiary of Sezar Group with diversified interest and investment in Russia and now in Malaysia. This company has established a reputable track record within a very short period in property development in Moscow with 4 successful development projects, one of which is the Nikolin Park, is 1,782 residential units built on 21 acres of land, a multi-awards winning development. Alfranko Group also a major investor in Automobile Centre Moscow, one of the biggest all-in-one auto cities in Europe with estimated worth of over USD 600 million.
Why did you choose to be in Real Estate industry?

The reason of being in a real estate industry is because I have a passion for property development as I wanted to do something that brings impact to the people. As a developer, we have the responsibility and we are able to change and improve the lifestyle of our community.
What is your company policy?
Alfranko Group’s aim is to be the industry’s benchmark of top quality and design excellence in property development, especially in lifestyle properties. Alfranko Group within has established a reputable track record within a very short period in property development with the successful development of four projects in Moscow. We believe that we can offer condominium which is luxuriously stylish yet affordable, targeted at the young professionals and property investors, locally and overseas.
What aspect do you think is the most important to manage Alfranko Development Sdn Bhd?
For this few years, I think the market changes quickly. So the most important aspect is, of course, the sensitivity of Malaysia market and our teamwork. We have a very great team in Malaysia and the teamwork supports were important to us. We build a great teamwork by searching for professional people including the engineers, architects and consultants
What is your target for Alfranko Development Sdn Bhd in 2017?

At this moment, our company only have one project; the Novo Ampang which is still under construction and estimated to be completed in two years from now. It is located along Jalan Ampang, has good accessibility to KLCC which is famous for Petronas Twin Towers. Besides, there are Great Eastern Mall and Gleneagles Hospital Kuala Lumpur nearby Novo Ampang.This year we would like to achieve 70% of total sales of Novo Ampang, a premier residence featuring executive suit-style homes located in Klang Valley area in Jalan Ampang. Currently, we have achieved about 48% of it.
What kind of strength does your company have in proceeding project?

First of all, I believe our company has a strong financial standing of the group. This company’s steady and gradual growth target also helps us to deliver the needs. We are well prepared for future probability. We also have flexibility in answering the needs and challenges of the market.
Which one are you focusing on, local or foreign customers?
We are focusing on both, but to be more specific, because the market keeps changing, so we expect about 60% local buyers to young professionals and property investors while another 40% comes from the foreign buyers especially from China and Singapore. This is our target but still, we open for everyone. In other to achieve this target, we have partners to help market it.
What is your message for the overseas investors?
This is the best time to invest. Malaysia is a country that is out of disaster and the economy is stable. So, investors can foresee the opportunity of capital appreciation of their property. Malaysia is suitable for people who would like to have their retirement plan because it is a safe country. Besides, Malaysian government also has introduced the Malaysia My Second Home (MM2H) program for a foreigner.
