What are some of your company's advantages over the competition?


While other real estate investment businesses mainly focus on one market, DWG has projects from several different countries. We can offer diversity to our distributors and clients that our competitors cannot. Although at the moment we are focused on residential projects, we also have experience in different types of deals, such as en-block offices and hotels. We are capable of facilitating our client's varying needs and requests.


Why did DWG choose to enter Japan's property market?


The Japanese real estate market has long been a destination that provides steady rental income to investors, and since the appointment of Prime Minister Shinzo Abe, we feel that the real estate market in Japan will charter in a new chapter of growth and economic development.


What projects have you developed in Japan?


Garden Terrace Ginza East in Tokyo, and Grazia Hotel Peak Shinsaibashi in Osaka, are our most recently completed projects. We are also the developer of The Peak Shinsaibashi and The Peak Namba in Osaka at the moment.


What is your outlook for the Japan Property Market?

Despite the current coronavirus situation spreading across the globe, we have witnessed that institutional investors have continued to place a vote of confidence in Japanese real estate, with purchases of en-block offices or hotels. The land prices in key cities are also experiencing an uptrend for the last couple of years, both of which are a good indicator that Japan's real estate market is thriving again.

What advice do you have for foreigners looking to invest in Japan's real estate market?

The regulations in Japan are something that investors have to take note of as they can be subject to change, such as with the new Airbnb (Minpaku) law. For example, units under 25 square meters cannot obtain a Minpaku license and also cannot apply for a mortgage.
