
The Ministry of Land, Infrastructure, Transport and Tourism released the results of a survey on rental property management. The results reveal that only 19% of Japanese landlords self-manage their rental properties. More than 80% of property owners in Japan rely on a property management company or an outside contractor to assist with leasing and managing of their rentals.
Residents were also surveyed about their top complaints in dealing with Japanese property management companies. The chief complaints were about difficulty in recovering security deposits, lack of follow-up with tenant complaints, and issues with renewal of contracts. Management companies were also surveyed on their chief complaints in dealing with Japanese landlords, and results revealed the top issue to be the cost of cleaning/renovating the unit after the tenants moved out.
Japanese landlords also had complaints about their management companies, with 12% of respondents complaining about the amount of time for rent and security deposits to be received, and 9% complaining that rent and security deposits were not received at all. Lack of communication from property managers was also a significant concern, followed by the management companies not issuing full reports on the amount of work done.
